Building Community at Ada’s New Location

Building Community at the new Ada’s Technical Books and Café on Capitol Hill in Seattle.

Plans are moving along on one of Model Remodel’s newest mixed-use projects – Ada’s Technical Books and Café located in Seattle’s Capitol Hill neighborhood.  The project includes deconstruction and salvage operations, adaptive reuse of the existing space, as well as new commercial construction.

The owners of Ada’s, partnering with the architects at Board and Vellum, created a design concept for expansion of the bookstore to include a new café, open community space for author talks and other events, and a newly constructed, two-story building for the store’s office and leasable co-working spaces.

Nestled between Coastal Kitchen and Casita International, this new pedestrian-friendly and lively location will invite current and new customers to enjoy additional services in a warm and welcoming atmosphere.

We’re currently excavating the site and opening up the existing bungalow structure to accommodate the planned new uses. Concrete work will follow. Then, in early April, the real fun begins with framing of the new structure.

We are excited to once again support the PNA Home Fair.  This is event grows increasingly popular and 2013 marks the Fair’s 16th year.  The event invites homeowners and building professionals to explore home improvement ideas, emphasizing sustainable design and building practices. In addition to visiting our booth, there are a wealth of other resources in design, specialty contractors, architects, suppliers, designers, landscape professionals, non-profit groups, and permitting agencies.

The Home Fair also offers a few educational sessions focusing on sustainability and green building topics along with topics such as “How to Work with an Architect” and “How to Hire a Contractor.”

Diggin’ it in West Seattle

Model Remodel’s latest new construction project is located on a challenging site that requires removing 1800 cubic yards of soil from a very steep slope.  (The excavated soil is being repurposed on several nearby residential projects.) Surrounding the home on three sides will be a 25 foot tall, steel and timber beam retaining wall with 25 feet of shoring below ground. These tricky site conditions require extra attention by MRM, the architect and the geo-tech engineer. As the process moves forward and before beginning any new construction, this team will carefully monitor the site’s stability conditions.

The owner fell in love with the West Seattle location and the expansive views of Puget Sound and Alki Point. Jeremy Rene, founder of Rene Architecture, designed the new home to be modern and express the personality and lifestyle of this young, single professional.

The project began in the Fall 2012 and will be completed next summer.  The home and garage will be approximately 2600sf and is targeting Built Green 3 Star certification. We will share more details of the project as it evolves.

Eastside Harvest House Scores High with Deep Green

Conceived and built to achieve the highest point value for any Built Green 5 Stars and LEED for Homes Platinum project to date, the Eastside Harvest House is one of the most sustainably innovative, single-family residences in the region. Completed in May 2012, the home is designed to be beautiful, functional and green, as well as celebrate Kirkland’s farming culture that defined the community a century ago.

The home’s western-facing orientation optimizes stellar sweeping views of Lake Washington, the Olympics and the Seattle skyline. It sits on a quarter of the one-acre property, which includes an orchard, vegetable beds and edible landscape, as well as a giant rain garden.

Built to last, the home uses the highest standards in residential engineering and construction. Its complex, self-sufficient backup systems are enveloped by the home’s simple, modern and clean interior space design.

The 3,570 square feet home was designed with a separate mother-in-law suite for multigenerational living under one roof.  The open floor plan includes a light bathed great room, living / dining / kitchen, a modest master bedroom and bath, a private guest bedroom and bath, and highly functional his and hers offices. An exercise room supports the homeowners healthy lifestyle.

This home was also built with the design/build team’s impressive professionalism, communications, and construction protocols.

WATER-RELATED COMPONENTS

  • Water efficient plumbing fixtures used throughout home
  • High-capacity, onsite stormwater management system
  • Rain collected in four, NSF-certified, HDPE plastic tanks totaling 12,000 gallons
  • Water captured will be filtered to one micron and sterilized for use as the first permitted potable water in King County
  • Rainwater harvesting system to provide 60 percent of the home’s total water needs
  • Black and gray wastewater directed to municipal sewage system

WASTE REDUCTION STRATEGIES

  • During site demolition, 98 percent of the debris was recycled, reused or repurposed
  • Advanced framing construction methods used to reduce construction waste
  • Materials chosen for durability, ease of upkeep, and where possible, high-recycled content

  • Soil conservation strategies whereby all excavated soil was reused on-site
  • Erosion control construction plan

Solar Arrives at the Eastside Harvest House

Let the sun shine in!

On February 6, 2012, our Eastside Harvest House project (formerly called the Northwest Harvest House) flipped the switch on the home’s solar photovoltaic (PV) system.

Solar PV systems collect solar energy from the sun and convert it to electricity that feeds back into a building site or into our power grid.  The home’s utility is Puget Sound Energy who credits the homeowners for the energy the solar system generates that they push back into the grid.  A Washington state incentive production tax credit of  $0.34 plus .105 savings from PSE results in a net benefit is $0.45 per kWh for the homeowner.

Using part of the first day as an example and extrapolating the results for 24 hours, the system should produce 12,000 watts of electrical power per day. Based on occupant lifestyle as well as historical and regional usage and capacity data supplied by energy management companies, this projected production will be more than enough to power the entire home’s appliances and systems.

Homeowners’ goals and the energy team’s design created a system that has a 17kWh capacity.  Variables include weather, roof angles, efficiency of panels, backup storage. Daily results may vary.

This is a huge milestone in moving this soon-to-be-completed, high-performance home toward its net zero-energy goals.  Currently, there is a drive toward net-zero-energy certification that would require 12-month occupancy to monitor live results before issuing the new Z certificate.

Model Remodel Launches New Blog

Welcome to the Model Remodel and Northwest Harvest Home blog!

Interested in green building and remodeling practices? Want to add green elements to your next project? Don’t know how to get started? Then you’ve come to the right place.  Maybe you’re considering a new kitchen, bathroom, whole-house remodel or new construction project and are curious about great design, responsible contracting, energy efficiency or where to find qualified subcontractors. We promise this insight and more when you check in with us monthly.

Right now we’re most excited about our first new construction, single-family home project.  Currently under construction in Kirkland, WA, this deep-green home is targeting LEED for Homes Platinum and Built Green 5 stars.  Over the next year, we’ll share our journey as advisers and students as we tackle each new project milestone.

Today’s lessons: clearly identify your project’s goals, matching them to your scope and budget; find an architect and contractor that are good communicators and trustworthy; and make sure that your team has a long history of supporting the green-building movement.  We refer to this as the three-legged stool of success for delivering a sustainable project without a paying a cost premium.

Taking time for this upfront thinking, design and planning are all critical first steps often overlooked by those that sub premium services. Beware of “the man in the truck” who says he can deliver your champagne dreams with a beer budget.
