Modern Masculine Bathroom

Designer: Cat Schmidt, Model Remodel

Location: Downtown Seattle, WA

Scope: Bathroom, Interior Updates, Patio Pet Door

Sustainability: Low-VOC paint, 80-90% recycle rate, low-flow water fixtures, eucalyptus flooring, natural wool carpeting, LED lighting, local cabinetry

Updates throughout this downtown Seattle condo focused on paint, flooring, a bathroom remodel, and the owner’s dog. The main goal was modernize the bathroom and create a larger shower. The owner also wanted to update painting, lighting and flooring throughout, which were three things dating the space. Lastly, he wanted a formal office and to add outdoor access for his pup.

Condo remodeling comes with many constraints: scare parking, close neighbors, condo board regulations and permitting obstacles. Our team worked tirelessly to modernize this downtown condo to the owner’s vision, relying on experience and ingenuity to create some truly custom high-rise spaces.

In the bathroom, bright white is the backdrop for black walnut cabinets. We increased the depth of the back back wall to create this custom, built-in vanity to a depth of 12″. The medicine cabinet mirrors are flanked by LED channels. Acrylic panels were inset at the towel bars on the lower cabinets to prevent the wood from discoloring. The slight shine, coupled with matte black fixtures, completes the custom vanity.

On the adjacent wall, a large linen cabinet adds even more storage. We repositioned the shower near the window for more natural light, and to give the shower more space. It’s spacious with a luxurious exposed tile shower seat, large wall niche, and matte black door and towel handles. Modern masculinity with elegant design details has created a primary bathroom that is simply stunning. Highly functional details are built-in, while having a minimalist appearance overall.

In the rest of the condo, warm walls were painted over with cooler shades. All the windows, trim, baseboards and ceilings were painted too. Wobbly and failing flooring was replaced with eco-friendly solutions: wool carpeting and eucalyptus wood engineered floors. We also replaced many track lights with more contemporary, flush-mount lighting fixtures. The massive main bedroom was split into two rooms so the owner could have a formal office—something much needed by many during the pandemic.

At the balcony, we avoided replacing the entire exterior door by adding an exterior storm door to the outside. When the main door is open, the dog now has access to its brand new outdoor doggy relief area. A new hose bib was installed outside to allow for easy dog washing and pet area cleaning, leaving no detail left undetermined.

This was a thorough and beautiful remodel of an aging condo that has modernized every room, especially the black-and-white masculine bathroom.
