Model Remodel and Ten Directions Design‘s Alan Ness turned a boring basement into an action-packed playroom, in addition to the creation of a new master suite and kitchen. This family’s under-utilized basement is now a whimsical playroom with climbing structures, basketball hoop, puffy mats, and a slide.

The warm and inviting master suite, transformed from the home’s former second floor bed and bath, included lifting the ceiling, moving a bedroom wall and incorporating the tiny, old bath area into the bedroom suite. The room’s layout was optimized to improve functionality, daylighting and to capture views of Portage Bay, along with views to the north of the University of Washington, through the oversized peaked bedroom windows. The sleek bathroom sanctuary includes two new windows, a slipper soaking tub, pebble shower mat and heated tile floor. The space wouldn’t be complete without the addition of an efficient, custom-designed master closet.

For the kitchen, the crew started with demolition that went all the way to the studs, as they swapped the original kitchen and dining room. The newly-configured, light-filled space now includes a butcher-block center island, new windows and an entryway catch-all area with kid-level nooks and hooks. Other main-level improvements– a modernized powder room and hardwood floors.

Some of the project’s eco-features include extensive use of durable materials, low VOC finishes, low-flow plumbing fixtures, recycled glass content countertops, air sealing, and new insulation.
